Maintenance Supervisor Hourly Non-Exempt Bluestone, Bluffton, SC, US 3 days ago Requisition ID: 1770 Salary Range: $37.00 To $39.00 Hourly Position: Service Manager for The Bluestone Apartments – Bluffton, SC We are offering very competitive pay based on exp + $750 per month rent discount for live-on + Health/Dental/Vision/401Kmatching + on-call appreciation bonus + quarterly team bonus Role Overview As a Service Manager for The Bluestone Apartments, you will help provide leadership for 360 apartment homes. You are the go-to person for all things service related, which involves coaching, scheduling, ordering, making decisions and meeting deadlines. We own and operate all of our communities (38 multifamily assets total) and purchased The Bluestone in 2019. Most Important Responsibilities Demonstrate leadership qualities for all tasks related to maintenance and curb appeal. Ability to manage and schedule turns in accordance with CRC standards. Take initiative to problem solve and manage expenses. Connect with the team daily to review scheduled tasks, service requests, make ready board and turn schedule. Identify future budget needs including larger capital projects. Responsible for asset preservation and preventative maintenance. Ability to independently troubleshoot maintenance concerns, seek contractor assistance only when necessary and communicate action plan to your team and the residents. Work closely with the Community Manager to communicate the mechanical/technical aspects of the community and make good decisions. Strong attention to detail and follow-up to ensure quality of final work product. Share your knowledge with the team to promote teambuilding. Most Important Qualifications MUST BE A STRONG LEADER with a proven track record of successfully managing a maintenance team. Management and leadership experience required. EPA required and CPO preferred (or willing to obtain it) Technical skills should include the ability to troubleshoot/repair/maintain HVAC components (heat pumps), appliance repair, carpentry, plumbing, electrical and all other general apartment maintenance requirements. Vehicle, valid driver’s license, tools, on-call. Customer service skills a must. Founded in 1960, privately-held family company.
